2BHK interior design ideas: plan every room of a new flat from photos
A room-by-room plan for a 2BHK flat in India: what carpet area really means under RERA, bed and sofa sizes that fit, what to buy first, and how to see each room furnished with real products from Indian stores before you spend.

Plan on the carpet area, not the super built-up figure: RERA defines carpet area as the net usable floor area inside your flat. Buy in order (beds and mattresses, the sofa, storage, lights and fans, then decor), pick a queen bed (usually 60 × 78 inches) for the master bedroom unless there is room for a king, and photograph each empty room so you can try designs with real products before you pay.
A new 2BHK usually arrives empty: two bedrooms, a hall, a kitchen and one or two bathrooms, with bare walls and a long list of things to buy. The quickest way to overspend is to buy room by room as you go. This guide plans the whole flat first, using the numbers in your agreement and photos of the rooms themselves.
Know your real area
- The Real Estate (Regulation and Development) Act, 2016 (RERA) defines carpet area as the net usable floor area of an apartment, excluding the area under the external walls, service shafts, exclusive balconies or verandahs and exclusive open terraces, but including the internal partition walls.
- Builders may also quote built-up or super built-up area, which add walls, balconies and a share of common areas. Plan furniture on carpet area.
- To convert, one square metre is about 10.76 square feet.
- Measure each room yourself too: the hall and the master bedroom decide most of your big purchases.
Buy in this order
- 01Beds and mattressesA queen in India is usually 60 × 78 inches. King sizes vary by brand (both 72 × 72 and 72 × 78 inches are sold), so match the mattress to the frame and leave about 2 feet to walk on at least one side.
- 02The sofaMeasure the wall first. In a smaller hall an L-shaped sofa against two walls often seats more people than a three-seater plus chairs, and keeps the middle of the room open.
- 03StorageWardrobes are usually built in first. Plan them before choosing beds, because the shutters need room to open in front of them.
- 04Lights and fansFix the ceiling fans and main lights over where the bed and sofa will be, then add a floor or table lamp for the evening.
- 05Decor and curtainsCurtains, rugs, cushions and art come last, once you can see the colours of the big pieces together.
Room by room
- Hall: the sofa on the longest wall, the TV opposite, and a rug large enough for the sofa's front legs. Keep the path from the main door to the kitchen clear.
- Master bedroom: the headboard on a solid wall, wardrobes on the wall where the shutters can open fully, and a side table on each side if the width allows.
- Second bedroom: often a kids' room, guest room or study. A single bed or a sofa-cum-bed with a desk keeps it flexible.
- Balcony: two chairs, plants and one light make a small extra room for very little money.
See it furnished before you buy

Take one photo of each empty room from the doorway, in daylight. In room redesign, choose start from scratch for an empty room and add a note such as “modern Indian living room, budget friendly, keep space for a pooja corner”. You get two designs, and in India the products come from stores such as Amazon.in, Flipkart, Pepperfry and Urban Ladder, searched in English or Hindi depending on your app language. Tap a piece to open its page and check the price.

Keep the budget honest
Make one list for the whole flat with three columns: before moving in, within three months, and later. Beds, mattresses, curtains for privacy and the main lights belong in the first column. Price each line from real product pages, not from a picture: an AI image shows the idea, the store page shows the price and the delivery date.
Questions people ask
What is carpet area in a 2BHK?+
Under RERA it is the net usable floor area inside the flat: it leaves out the external walls, service shafts and exclusive balconies or terraces, and includes internal partition walls. Your agreement states it; measure each room before buying furniture.
Which bed size is best for a 2BHK master bedroom?+
A queen, usually 60 × 78 inches, fits most master bedrooms with room for wardrobes. Choose a king only if you still have about 2 feet to walk on at least one side, and check the brand's exact size.
How do I keep 2BHK interiors within budget?+
Built-in wardrobes and the kitchen cost the most, so fix those first. For loose furniture, price each piece from real product pages and buy in stages: essentials before moving in, the rest within a few months.
Can I design my flat with an app before buying furniture?+
Yes. Photograph each room and try designs in room redesign (free to download on the App Store, iPhone) or in the studio on this website. Every piece is a real product from an Indian store.
